Ask a builder how long a house takes and the answer is usually a range. The Census Bureau's construction survey lets you put real numbers on it. It records the month each sampled house started, meaning the month excavation began for the footings or foundation, and the month it was completed or first occupied. OneFabHome counted the months between the two for every detached house completed in 2025.

The typical new detached house finished in 2025 took 6 months. A quarter were done in 4 months or less, and three quarters in 8 months or less. The slow end is where planning goes wrong: one house in ten took 13 months or more, and 10.8% took longer than a year.

Hiring a builder: 8 months. Owner-built: 10 months

Most of the houses in that national figure were built by builders to sell or rent. If you own a lot and want a house on it, you have two routes the survey can separate. You can hire a general contractor, who runs the job, or you can build it yourself or act as the general contractor. Census calls the second route owner-built.

To compare like with like, OneFabHome kept detached houses of 2,000 to 2,999 square feet. In that band, houses with a hired general contractor took a median 8 months, and owner-built houses took 10 months. The gap widens at the slow end. One contractor-built house in ten took 16 months or more, against 24 months for owner-built houses. 18.9% of contractor-built homes went past a year, and 35.6% of owner-built homes did.

Both routes are slower than the national median. 78.9% of the detached homes in the national figure were built by builders to sell or rent, and in the same 2,000 to 2,999 square foot band those took a median 5 months. The survey doesn't record why a house on an owner's lot takes longer, and it can't say whether owner-built houses were more complex to begin with.

Where you build matters more than how big

House size moves the median less than you'd expect. Detached homes under 1,800 square feet took a median 5 months, and so did homes of 1,800 to 2,499 and 2,500 to 3,499 square feet. Homes of 3,500 square feet and up took 7 months, with one in ten taking 16 months or more. Two-story homes took 6 months at the median and one-story homes 5 months.

Region moves it a lot more. The Census Bureau groups states into nine divisions, and the medians run from 5 months in the South Atlantic states to 10 months in New England.

The slowest divisions are the Northeast ones, New England and the Middle Atlantic states, where one house in ten took 21 months and 19 months or more. The fastest are the South Atlantic and West South Central states, at 5 months and 5 months. The survey doesn't record why the regions differ, so treat the division figures as what happened, not as a cause.

How to use these numbers for your own schedule

  • For a home a builder is putting up to sell, the 2,000 to 2,999 square foot median was 5 months. The national median for all detached homes, 6 months, mixes every build route.
  • For a house of 2,000 to 2,999 square feet on your own land, the medians were 8 months with a hired builder and 10 months owner-built. Regional medians are a separate comparison and can't simply be added on.
  • Plan your rent, rate lock or bridging loan around the slow end, not the median. One house in ten took 16 months or more with a hired builder and 24 months or more owner-built, and some took much longer.
  • Time before excavation starts, such as buying land, design and permits, isn't in these figures.

Questions to ask a builder

  • From the day you break ground, how many months did your last five houses of this size take, and what was the slowest?
  • Which stages most often slip in this area: foundation, framing inspection, utilities or final inspection?
  • What does the contract say if completion runs past the agreed date?
  • If you plan to build it yourself or act as your own general contractor, which trades are booked months ahead locally, and who holds the permits?

More from the same survey

Size and layout questions are covered in three or four bedrooms in the same size house and two-car or three-car garages. If you're building on your own lot, the homeowners association article shows how much less often those homes come with one. Where builders put the laundry varies just as much by region as build time does.

About these figures

Common questions

How long does it take to build a house in the US?

New detached homes finished in 2025 took a median 6 months from the month construction started to the month it was completed. One in ten took 13 months or more.

Is it faster to hire a builder or act as your own general contractor?

Hiring a builder was faster in 2025. For detached homes of 2,000 to 2,999 square feet built on the owner's land, the median was 8 months with a hired general contractor and 10 months when the owner built it or acted as general contractor.

Does this include permits and design?

No. The clock starts when excavation for the footings or foundation begins and stops when the house is completed or occupied. Buying land, design, permits and financing all come before it.
